renovation and architectural completion of an existing building the current white building with a black upper extension serves as the starting point for a renewed architectural expression the overall volume and massing remain unchanged and the location and dimensions of all window and frame openings stay the same but the fa ade may be reinterpreted freely within these constraints develop a strong coherent fa ade concept that elevates the architectural quality identity and materiality of the building a distinct articulation between the lower and upper parts is encouraged but the exact manner of this division is open to interpretation through material transitions depth rhythm shadow lines or detailing contemporary high quality fa ade materials may be combined or contrasted such as brick concrete metal timber or refined mineral finishes with freedom in layering texture and detailing to create architectural depth and character the zinc material of the upper volume standing seam may be reintroduced in the lower fa ade specifically in the vertical elements between the window frames creating a subtle material dialogue and visual continuity between the two parts while maintaining their distinct identities the horizontal division between the two parts may be positioned slightly higher allowing the existing gutter line to run continuously around the building just above the existing white volume and to become an integrated architectural element the lower part is primarily finished in off white plaster while the upper volume is expressed in zinc standing seam cladding the yellow building in the background is outside the scope of the project and must remain fully unchanged high quality realistic architectural visualization daylight conditions neutral sky urban context clear material expression and a clean professional presentation make the top part of the building dark zinc maintain the vertical dark strokes with zinc
